Masonry Repair in Logan Circle DC
A lot of Logan Circle's rowhouses went through major interior renovations over the last fifteen to twenty years, but the exterior brick and mortar often didn't get the same attention. It's common for us to find original brick with mortar joints that are decades overdue for repointing, sometimes hidden behind newer paint, stucco patches, or landscaping added during a renovation. Left alone, these joints let water into the wall, where it freezes each winter and slowly pushes brick apart from the inside. Decorative cornices and turret brickwork, both signature features around the circle, are especially prone to hairline cracking once water gets behind them.
Because Logan Circle rowhouses sit close together in a ring around the park, drainage and grading issues at street level can send water toward foundations that weren't built to handle it. Renovations that added patios, hardscaping, or finished basements sometimes made grading worse without anyone realizing it. We look at the whole picture, brick, mortar, and drainage, before recommending repairs, so a renovated home doesn't end up with a hidden masonry problem down the road.
